Gamasa 15th of May Seaside Resort 1995-1999



It has been a competition won by the Office in collaboration with Prof. Dr Yousry Azzam, and Prof. Dr Moustafa Gabr. It was held by the Governorate of Dakahliya for the planning of the Gamasa 15th of May beachfront community. It consists of 5000+ land plots designated for vacation housing with various services.

The main challenge in this project was to optimize the use of the beachfront, to render the maximum number of sea-view land plots as possible. The second challenge was to create a cost effective infrastructure layout to minimize the project costs as it was a government funded project that was delayed several times, which resulted in the increase of construction prices. This was achieved by a meticulously designed master plan comprising different angles to create the optimum circulation paths giving clear space definers and district landmarks to act as identification and attraction points. An intricate hierarchy of street structure with carefully designed infrastructure provides for the optimum cost effective solution.

The project is indeed a true addition to the values of Urban planning and Design. A 2 km beachfront courniche was designed with several walking and service levels to entertain all visitors and residents. The project was later extended beyond Urban Design and Planning to the design of prototype housing models to accommodate the different and individual needs for all types of users.
